The proposed development is situated on the intersection of Rivonia Road and Maude Street – along which access is gained to the JSE and financial hub of Sandton. The development is centred around the sustained success of the Balalaika Hotel, which was to be relocated to the above prominent corner. Due to the acute fall of the land, the design made provision for a centralised green podium with amenities on the periphery. These consisted of office towers, a second hotel and low level commercial offices. The centre-piece on the podium is a gallery. The design proposal was in collaboration with DHK architects.
